Job description

*Key ResponsibilitiesProject Leadership & Scheduling* * Take ownership of assigned mechanical construction projects from award through closeout. * Review contracts, scopes of work, drawings, specifications and project schedules. * Develop and maintain project schedules, milestones, priorities and manpower plans. * Monitor progress, identify risks and coordinate corrective actions when delays arise. * Coordinate with Forepersons, Site Supervisors, trades, suppliers and other project stakeholders. *Mechanical Construction Coordination* * Manage commercial plumbing, HVAC and mechanical construction activities. * Read and interpret mechanical drawings and specifications; identify conflicts and constructability issues. * Coordinate mechanical work with General Contractors, consultants and other trades. * Conduct site visits and attend project coordination meetings as required. * Coordinate commissioning, deficiency resolution and project closeout. *Cost Control, Billing & Change Orders* * Monitor project budgets, labour, materials, equipment, rentals and subcontractor costs. * Review project costs and identify potential overruns or risks to profitability. * Prepare or review progress claims/payment applications and supporting documentation. * Identify scope changes, prepare change-order requests and maintain change-order logs. * Coordinate with office/accounting staff regarding purchase orders, invoices and project costs. *Procurement & Documentation* * Coordinate material takeoffs, purchasing requirements, deliveries and long-lead items. * Manage RFIs, submittals, shop drawings, site instructions and project correspondence. * Maintain accurate project records, schedules, logs and progress reports. * Ensure project documentation is submitted accurately and on time. * Client & General Contractor Relations * Communicate professionally with General Contractors, consultants, engineers, suppliers and clients. * Attend meetings, report project status and follow through on action items. * Resolve issues proactively and escalate risks with practical recommendations. *Required Qualifications* * Minimum 5 years of direct mechanical construction project management Canadian experience. * Demonstrated ability to manage mechanical construction projects with meaningful responsibility for schedule, coordination, costs and closeout. * Experience with commercial plumbing, HVAC and/or related mechanical construction. * Ability to read and interpret mechanical drawings, specifications and scopes of work. * Experience coordinating directly with General Contractors, consultants, site teams and suppliers. * Working knowledge of project schedules, procurement, RFIs, shop drawings, change orders and progress claims. * Strong organization, communication, negotiation and problem-solving skills. * Proficiency with Microsoft Office, particularly Excel and Outlook, and familiarity with construction/project-management software. * Valid driver's licence and ability to travel to project sites throughout the GTA as required. *Assets* * Mechanical Engineering or Construction Management education. * Experience with Procore or similar construction management software. * Experience with QuickBooks or other job-costing/accounting systems. * Experience managing commercial, industrial or institutional projects. * PMP certification or relevant professional designation. *What We Are Looking For* The successful candidate is proactive, organized and accountable; understands both field operations and project administration; anticipates issues before they become costly; and can manage competing deadlines while communicating clearly with site teams and clients.
