*Director of CapEx (Capital Expenditures) - * Spring Living Retirement Communities Toronto, ON · In office with regular travel across Ontario and Quebec · Permanent, full-time · $120,000?$160,000 + annual bonus Would you like to own the capital program for a growing portfolio of 29 retirement communities, and see the difference it makes to the people who live there? Spring Living owns and operates retirement communities across Ontario and Quebec: 29 communities and about 3,500 suites offering independent living, assisted living, memory care and respite stays. Since launching in 2021, we've grown by acquiring established residences and reinvesting in them, and we're still adding to the portfolio. Spring Living is the retirement community platform of the Baz Group of Companies, a Toronto-based real estate group. As Director of CapEx, you'll lead capital planning and project delivery across the whole portfolio. That covers suite renovations, building-system upgrades, repositioning projects and post-acquisition programs. Almost all of it happens in occupied homes, so you'll plan every project around the residents and teams who live and work there. You'll report to the Vice President of Asset Management. *What you'll do* * *Own the capital plan.* Build the annual capital budget and a rolling 5-year plan for every community, based on building condition, lifecycle data and site input. Prepare business cases that show cost, payback and the effect on occupancy and rates. * *Deliver projects end to end.* Lead projects from scoping, design and permitting through tender, construction, commissioning and close-out. Run many projects at once across two provinces, on budget and on schedule. * *Manage consultants and contractors.* Retain and manage architects, engineers, project managers and trades. Negotiate and administer CCDC contracts, and approve change orders, progress draws and holdback releases. * *Run the suite renovation and repositioning programs.* Set design standards, unit costs and turnaround times that limit vacancy loss. Deliver common-area upgrades, and create or relocate memory care and assisted living neighbourhoods. * *Support acquisitions.* Lead technical due diligence on prospective communities and prepare the capital budget used in underwriting. Then build and deliver each new community's post-closing capital plan. * *Keep residents safe and informed.* Make sure all work meets building, fire and retirement home requirements in Ontario and Quebec. Plan phasing, infection prevention, dust and noise control, and fire-safety measures for occupied seniors' residences. Work with Executive Directors to tell residents and families about work early and clearly. * *Respond when things go wrong.* Help communities through floods, fires, equipment failures and building inspection findings, including insurance claims and restoration. * *Report and control spend.* Report monthly to senior leadership and ownership on spend, forecasts, cash flow, schedule and risk. Set procurement standards and negotiate portfolio-level pricing. * *Lead the team.* Coach and develop the capital projects team, and give community Maintenance Managers technical guidance on building systems and lifecycle planning. *What you bring* * A degree or diploma in engineering, architecture, construction management, project management or a related field * 8+ years of progressive experience in capital projects or construction management, including 5+ years responsible for a multi-site portfolio * Experience delivering renovations in occupied buildings, ideally in seniors housing, long-term care, healthcare, multi-residential or hospitality * Working knowledge of the Ontario Building Code and Ontario Fire Code * Strong budgeting, cost estimating, scheduling, tendering and contract administration skills, including CCDC contracts * The financial skills to build capital plans, forecasts and return analyses, and present them to senior leadership * Advanced Excel and
